What this report is and is not
DRAFT wording, to be reviewed by a Florida-licensed attorney with the terms and privacy notice.
It is
- A comparison of what a listing says, as you entered it, with what public records say about the property.
- A list of facts, each with the public office it came from and the date it was read.
- A set of questions to ask the seller, your agent, your lender, your inspector or your insurer before you make an offer.
It is not
- An appraisal or any opinion of value or price.
- A home inspection, survey, wind-mitigation inspection or four-point inspection.
- A title search or a search of liens recorded in the official records.
- Legal, lending, insurance or tax advice. Where a rule is quoted, the report says what the rule states and suggests asking the professional who applies it.
- A statement about any neighborhood, its residents, or anything other than the property's own records.
When a record is missing
If a public source did not answer, or a record does not address a question, the report says Unverified. It never fills a gap with a guess.
Corrections
If a fact does not match its source, write to vincegonzalez@me.com with the report ID and the record. Corrections are checked against the source, and the report is reissued when the source supports the change.
